5 Things To Consider When Rewiring Your Kitchen

Having a new kitchen installed in your home is a great way to add value to your property. Ensuring your kitchen electrical installation is up to standards and current regulations is really important as if the installation is in a poor condition, then you may need to remove your new kitchen to repair or rewire your kitchen.

Here are five things to consider before installing your kitchen.

  1. If your property is over 25 years old it is advisable to rewire the kitchen circuit, cable manufacturers only guarantee pvc cables for around 25 years. If you are installing a new kitchen, it is reasonable to expect your kitchen to last at least ten years, this would result in the original wiring being around 35-40 years old. At this age you can expect wiring faults and problems which may result in having to remove your kitchen to repair.
  2. Modern kitchens have many more electrical appliances installed than in previous generations. This can range from two ovens, dishwashers, warming draws, microwave grills, tumble dryers, hot taps to name a few. Rewiring your kitchen taking into consideration all of the new appliances that will be installed is a wise move and ensures your kitchen electrical installation is up to the demands of modern life.
  3. If you make alterations to your existing wiring and add additional sockets, then these sockets will need RCD protection. If your wiring is 25-30 years old your current socket circuits may not be RCD protected. Installing a new consumer unit to current wiring regulations would be a perfect time when upgrading your kitchen. This would ensure your installation is keeping up with current wiring regulations. This will help if you ever come to sell your property.
  4. Your new kitchen layout may be different to your current kitchen layout. If you need to alter the locations of sockets and switches it makes sense to rewire the circuits. It is just the same amount of work to alter an electrical circuit as it is to rewire your kitchen circuit. Rewiring your kitchen will give you peace of mind that the circuit will not fail and cause wiring issues in the future.
  5. Rewiring your property adds value to your home. Rewiring your house can cause disruption and lots of dust as does installing a new kitchen. Carrying out both jobs at the same time limits dust, disruption, and inconvenience.     TWO BEDROOMED REWIRE IN NOVEMBER 2022

    Just before Christmas we received a call from a customer asking if we could quote for an electrical rewire and carry the rewire out before Christmas.

    Now, the six weeks running up to Christmas is our busiest period as everybody is wanting their projects completed for the big day. However, in this case we jumped at the chance and the race was on!

    WHY DID THIS PROPERTY NEED REWIRING?

    Our customer’s problem was all his electrics kept blowing leaving him with no sockets or power for the heating boiler. Obviously, with Christmas coming, the weather starting to get colder, and no power is not ideal. This problem occurs more in older properties as they tend to only have two or three circuits, this can cause major issues if a fuse blows as it can knock out all of the sockets or all of the lights in a property. When you have your property rewired, your electrical installation is typically split over seven or eight separate circuits which limits the disruption if an MCB is to trip off.

    Fylde Coast rewires carried out a site visit so we could complete a rewiring quotation and advise what we would require for us to carry out the rewire within the timescale.

    We issued the quotation and documents ready for the rewiring to start. This was a two bedroomed semi-detached property with an outbuilding, it was lived in, however our client stayed out for two nights which really helped to speed up the rewiring process.     This project was completed in three days. We had fully rewired the upstairs and downstairs sockets, upstairs and downstairs lights, the kitchen circuits including the boiler, installed a new consumer unit and re-supplied the outbuildings.       BLACKPOOL REWIRE

      Is it best to rewire your property whilst it is empty?

      The other property we rewired after Christmas was a three bedroomed house rewire in Blackpool.

      Our clients had purchased this property just before the Christmas break, we provided a full written quotation for this rewire with a full breakdown of the work to be carried out.

      This property was a very straight forward project as the house was empty with no carpets down. The property needed a full rewire to all circuits including rewiring the lighting, sockets, kitchen, and oven supplies.

      As this property was empty, The rewiring took four days to complete which included the issuing of electrical certificates and a Part P building control sign off certificate. It is always best where possible to rewire an empty property.       Now that the electrics have been rewired our clients are able to carry on with the property renovations which will include a new kitchen, plastering, decorating, an extension and possible loft conversion. As the property is being extended, we included the installation of smoke detectors which will satisfy building control when the extension works are carried out and will limit the need to lift the carpets and floors throughout the house limiting disruption.

      BUNGALOW REWIRE IN FLEETWOOD

      One of our first electrical rewires after the Christmas break was a two bedroomed bungalow in Rossall Fleetwood

      During the sale process our client asked us to carry out a full electrical installation condition report (EICR). An EICR is the best way to determine the condition of the electrical installation of a property, this is very useful if you are about to buy a property as it helps you to determine how much work is involved in bringing the property up to a standard and will help you form a valuation.

      Upon completion of the inspection, the wiring was estimated to be between 40-50 years old, some of the lights had no earth conductor which is common among the bungalow properties in the Rossall area. The consumer unit was very dated and did not offer the required protection having no RCD protection. As the property was to undergo a full refurb, it is best to carry out the rewiring as the first step of the refurb as rewiring your home is one of the largest and dustiest and disruptive works to be carried out.

      Once the purchase was complete Fylde Coast rewires were contracted to carry out a full electrical rewire of the property including the garage, kitchen, power sockets and lighting.

      HOW LONG DOES IT TAKE TO REWIRE YOUR PROPERTY?

      Our clients continued to live in the property whilst the electrical rewire was being carried out, when the property is lived in it usually adds around 1.5 days extra to the work scope due to cleaning up and putting the floor boards and carpets back each evening, this property has taken 4.5 days to completely rewire, there is a day left to complete the kitchen once the new kitchen has been delivered

        HOUSE REWIRE IN FLEETWOOD

        THREE BEDROOMED MID-TERRACED HOUSE REWIRE IN FLEETWOOD

        For this property Fylde Coast rewires have been contracted to carry out a full electrical rewire to this Fleetwood property.

        The property is benefiting from a full renovation by the new owner which will include a new kitchen, bathroom, a new downstairs W.C and utility room as well as a full loft conversion.

        Most of the work such as rewiring the lighting and socket circuits have been completed in five days, this also included the patching up of the chases. We will need to revisit the property to complete the loft conversion wiring and second fix the downstairs W.C and utility rooms once these have been built.

        WHY DID THIS FLEETWOOD PROPERTY NEED REWIRING?

        The original wiring to this property has been estimated to be from the 1960’s and was in a very poor state. The circuits number of circuits were also limited which will cause issues if a fuse was to blow. To compensate this, we have installed the sockets on each floor on their own 16amp radial circuits with the kitchen benefiting from being installed on a 32 amp ring main due to the heavy loading of a kitchen. Each floor has it’s own lighting circuit with a separate smoke and heat detector circuit running through each floor from the loft down to the kitchen.

        Throughout the property our client has opted for an antique brass finish on the sockets, switches and downlights which will be keeping within the expected look for this period property.

        Originally, our client had another electrical contractor in to rewire the bathroom, they had left this room incomplete and not to an acceptable safe standard, some of the bathroom wall lights had not earth conductor, the light switch was incorrectly wired, and the bathroom fan was damaged and incorrectly wired. We rectified all these issues whilst carrying out the work

          WHY DO I NEED TO REWIRE MY HOME?

          This week electrical rewire was a three bedroomed dormer bungalow in Cleveleys. We received a call from our customer stating that he has been told the property requires a full rewire. He already had an electrician lined up to rewire the property but couldn’t carry the work out until October, this is where Fylde Coast rewires stepped in and completed this work.

          But why did the property need rewiring in the first place?

          The first issue was the sockets kept tripping off leaving the downstairs of the property with no power to the sockets, the main reasons for this are, the properties in this area that are located close to the sea are prone to rising water under the floors, obviously water and electric do not mix very well. The rising water when drying out also cause other issues as the soil and ground dirt under the property turn into a mud substance and it seems this is corrosive to rubber and pvc, over time it wears the outer sheaving of the cables down and causes short circuits.

          Another issue was, over the years there had been extra sockets installed within the property, when these alterations had been carried out, it left junction boxes not securely fixed under the floor which, when mixed with the rising water under the floor caused a short circuit.

          Most of the property was still wired in the old black rubber style cables. These cables have long since lived passed their shelf life and require rewiring when come across.           There were also some wiring issues from past work that did not conform to the wiring regulations which were causing issues with fuses blowing/tripping. The consumer unit was a dated model as well which also required up dating

          Overall, our client had several wiring issues causing great discomfort and frustration, Fylde Coast rewires completed a full electrical rewire of this property in six days, issued all of the relevant electrical certificates. Our clients are well prepared now for the coming wet Autumn and winter weather where they will not loose their power or lighting during these seasons. There is nothing worse than loosing your lights in the middle of a cold dark and wet November night.

            I HAVE RUBBER CABLES; DO I NEED A REWIRE?

            HELP! I HAVE BLACK RUBBER CABLES; DO I NEED A REWIRE?

            If your property is still wired in black rubber cables than more than likely your property is well overdue for an electrical rewire. Black rubber cables or VRI (Vulcanised Rubber Insulated Cables) were a popular electrical cable in the UK between 1910-1950 (source-Google) as you can see, these cables are very old.

            ISSUES WITH THIS TYPE OF CABLE

            • THE INSULATION RESSISTANCE OF THESE WILL BE VERY POOR
            • THERE WILL BE NO EARTHING CONDUCTOR WITHIN LIGHTING CIRCUITS
            • THEY WILL NOT HAVE BEEN INSTALLED TO MODERN WIRING REGULATIONS
            • THERE WILL HAVE BEEN NUMEROUS ADDITIONS TO THE CIRCUITS MIXING NEW PVC CABLES WITH OLD RUBBER, THE PVC MAY BE OK AND THE RUBBER CABLE MAY HAVE DETERIAOTED LEAVING EXPOSED LIVE TERMINALS.
            • POTENTIAL FIRE HAZARD DUE TO POOR CABLE INSULATION CONDITIONS

            If your property is wired in this style of cable, then it is advisable to have an EICR (Electrical Installation Condition Report) carried out to obtain the condition of the insulation. This would give you an indication of the condition of the insulation of the cables, however, test results can vary between seasons meaning, if the weather id dry and warm, the insulation readings may be ok, if the weather is cold and damp/wet, you may get a very different reading.

              TWO BEDROOMED BUNGALOW REWIRE IN POULTON-LE-FYLDE

              This week Fylde Coast rewires have started the week with a rewire of a two bedroomed bungalow in Poulton. Our client had contacted FCR as she was concerned with the state of the current wiring in the property. At the time our customer was not sure if she s going to sell the property or keep it for the long term. Either way, the properties electrics need to be safe.

              After calling to look at the installation and provide a written quotation we did notice a few issues, the main concern for ourselves was the fact that the lighting circuits had no cpc (circuit protective conductor) or earth conductor. This could be potentially dangerous if any of the light fittings or light switches are metal, the reason for this is if there is a fault on the circuit and the metal casing becomes live under these fault conditions then there is the potential for a full 230v electric shock.               There were also some issues with the power sockets and many junction boxes under the floors, this would not always present as a problem, however during the winter months when we get a lot of rain on the Fylde Coast then there is a potential to cause the RCD to trip, this usually happens in November during the night! Also, the sockets were not in the correct places for ease of use for our client, it is quicker to rewire the socket circuits and this has also given peace of mind to our client.

              During the rewiring process, our client will remain in the property for the duration so we will ensure that there is no loss of power, and all floorboards and carpets are put back each night.

              The consumer unit in the property is a metal split load consumer unit and meets current wiring standards and so we will not be replacing this, this helps to keep the costs within budget.

              The rewire is expected to last four days and will be fully rewired, plastered chases and tested before completion.
