5 Things To Consider When Rewiring Your Kitchen

Having a new kitchen installed in your home is a great way to add value to your property. Ensuring your kitchen electrical installation is up to standards and current regulations is really important as if the installation is in a poor condition, then you may need to remove your new kitchen to repair or rewire your kitchen.

Here are five things to consider before installing your kitchen.

  1. If your property is over 25 years old it is advisable to rewire the kitchen circuit, cable manufacturers only guarantee pvc cables for around 25 years. If you are installing a new kitchen, it is reasonable to expect your kitchen to last at least ten years, this would result in the original wiring being around 35-40 years old. At this age you can expect wiring faults and problems which may result in having to remove your kitchen to repair.
  2. Modern kitchens have many more electrical appliances installed than in previous generations. This can range from two ovens, dishwashers, warming draws, microwave grills, tumble dryers, hot taps to name a few. Rewiring your kitchen taking into consideration all of the new appliances that will be installed is a wise move and ensures your kitchen electrical installation is up to the demands of modern life.
  3. If you make alterations to your existing wiring and add additional sockets, then these sockets will need RCD protection. If your wiring is 25-30 years old your current socket circuits may not be RCD protected. Installing a new consumer unit to current wiring regulations would be a perfect time when upgrading your kitchen. This would ensure your installation is keeping up with current wiring regulations. This will help if you ever come to sell your property.
  4. Your new kitchen layout may be different to your current kitchen layout. If you need to alter the locations of sockets and switches it makes sense to rewire the circuits. It is just the same amount of work to alter an electrical circuit as it is to rewire your kitchen circuit. Rewiring your kitchen will give you peace of mind that the circuit will not fail and cause wiring issues in the future.
  5. Rewiring your property adds value to your home. Rewiring your house can cause disruption and lots of dust as does installing a new kitchen. Carrying out both jobs at the same time limits dust, disruption, and inconvenience.     BLACKPOOL REWIRE

    Is it best to rewire your property whilst it is empty?

    The other property we rewired after Christmas was a three bedroomed house rewire in Blackpool.

    Our clients had purchased this property just before the Christmas break, we provided a full written quotation for this rewire with a full breakdown of the work to be carried out.

    This property was a very straight forward project as the house was empty with no carpets down. The property needed a full rewire to all circuits including rewiring the lighting, sockets, kitchen, and oven supplies.

    As this property was empty, The rewiring took four days to complete which included the issuing of electrical certificates and a Part P building control sign off certificate. It is always best where possible to rewire an empty property.     Now that the electrics have been rewired our clients are able to carry on with the property renovations which will include a new kitchen, plastering, decorating, an extension and possible loft conversion. As the property is being extended, we included the installation of smoke detectors which will satisfy building control when the extension works are carried out and will limit the need to lift the carpets and floors throughout the house limiting disruption.

    If you are purchasing a new property and know that the house needs a full rewire, it is always best to make the rewiring the first project on your list.     24 APARTMENT DEVELOPMENT IN COLNE LANCASHIRE

    This project has been ongoing for a few months now. This building was built in 1852 and has had all sorts of uses during it’s history although it’s biggest claim to fame is the band master for the Titanic went to school in this building!

    This development is in partnership with Perfect Properties LTD and is a commercial conversion from office space to 24 one and two bedroomed apartments, six of which are studio style units. The apartment block will be named Heritage Quarter House. FCR Electrical are involved in the following

    • A full property rewires on the apartments
    • New fire alarm system
    • New emergency lighting system
    • Door entry systems
    • New mains distribution to include separate metering to each flat
    • Landlord area lighting

    We are currently three months into the project and the ground floor is fully first and second fixed, the first floor is first fixed 50% and the basement is 100% first fixed.

      5 Camden is the second commercial rewire we have carried out for Money Penny properties LTD. Our first project was a five-apartment commercial conversion on Ribblesdale. This project was double the floor space of Ribblesdale comprising of seven apartments, tow two bedroomed apartments, one penthouse style apartments, two one bedroomed apartments and two studio apartments.

      First off for this installation, the 3-phase supply to the property required upgrading by Electricity Northwest, once this was complete it allowed us to install a new 3 phase distribution board located in the cellar. From this distribution board we installed the following

      • A new fire alarm throughout the building
      • Emergency lighting system throughout the landlords’ areas
      • New supplies to each apartment
      • Landlords power
      • Office power and lighting in the basement
      • Outside lighting

      Each apartment has a down lights, led lighting, USB charger’s new consumer units, kitchen appliances, local smoke, and heat detection.

      This property has now been fully tested, certified and a five yearly EICR issued, the property is now ready to accept their first guests.
